Bed and Breakfast Policies

We will do everything possible to make your stay most enjoyable. To ensure a very pleasant experience here, we have established the following policies. Please take a few minutes to review them, and feel free to contact us if you have any questions.

Cancellation Policy

Please confirm your plans prior to making your reservation. We are a small B&B, and cancellations affect us significantly. We cannot be responsible for rooms due to late or canceled airline flights, family emergencies, threat of bad weather or other travel-related mishaps or changes in plans which may shorten your stay. While we do empathize, we must maintain our policy. Insurance is available to protect against any unexpected events through such companies as travelguard.com. Our policy is to never overbook rooms. When we reserve a room for you, we agree to turn away all other requests for the room you select and guarantee to hold it for the nights you reserved. We are unable to make exceptions to our cancellation policy.

A one night's deposit may be taken at the time of your reservation. A one night stay will be charged for cancellations 14 to 8 days prior to arrival. Cancellations made within 7 days of arrival will be charged the full amount unless the room is re-rented.

For Group Reservations of three or more rooms, Holiday Weekends, or Special Events such as the Roar on the Shore or the Tall Ships, our cancellation policy is 21 days, and we will require a one-night deposit per room reserved paid by check. Our prices and policies may vary for special events and holiday periods.

Please be aware that a group booking is not a "whole house rental" due to insurance and licensing provisions. The use of the kitchen and owner's private quarters and office spaces are not available for any rental. Guests may not host parties on site without advance permission and these may incur additional site fees.

Multiple Room Reservation Policy
For a reservation of 3 or more rooms, we require a check deposit equal to one room night per room or 50% of the entire reservation if more than 2 days within 5 days of making the reservation. Full refund will be made if canceled prior to 30 days of the reserved dates. A 50% refund will be made if canceled prior to 15 days of the reserved dates.

Credit Card Security
WE NEED YOUR CREDIT CARD INFORMATION IN ORDER TO RESERVE A ROOM, BUT IT WILL NOT BE CHARGED UNTIL PRIOR TO CHECKOUT. We must have a valid credit card number on file at the time of your booking, even if you are paying the balance by other means. Cash or check are preferred, but MasterCard, Visa, Discover, and debit cards are always accepted. (Sorry, we do NOT accept American Express at this time.) After your arrival at our home, you may pay with a different credit card than was used to reserve the room. We ask that you allow us to swipe your credit card through our credit card processing machine in an effort to prevent data entry errors.
Children or Third Person

To maintain the ambiance in our rooms and suites, we cannot accommodate requests for cots, air mattresses or roll-away beds. The maximum number of guests permitted overnight at the Inn is 14.

CHILDREN: We have one room (our Nursery) that does have 2 double beds and can hold 4 people upon occasion. You must call to reserve this room for more than 2 people and there is an additional cost of $ 35.00 each for a 3rd and 4th person. Spencer House is regarded as a quiet escape and romantic getaway for most of our guests, and we work hard to foster that environment. Well-behaved children 10 AND OLDER are welcome.

Taxes
All rates are for double occupancy and subject to 6% Pa. state sales tax. By staying at a Bed and Breakfast in Erie you save the 7% county hotel tax that would otherwise be added to a room at a hotel. Please see Accommodations for prices.
Minimum Nights
While we ask for a two-night minimum on weekends, there are sometimes open rooms. Thur-Fri or Sat-Sun reservations do free up single nights. Our reservation page also has a note on the top if we have removed any minimums. Please check there first--we may have a room for you!
Check-in/Check-out

Check-in is between 4 and 8 pm. Early check-in may be available for an extra fee of $20 per hour if our housekeeping schedule allows, and must be arranged prior to the day of arrival. Arrangements must be made in advance for late arrival so we can tell you how to get in. If we cannot contact you and you arrive after we have gone to bed, you will be charged for the room.

Check-out is by 11 a.m. so we can be ready for our next guests. Late check-out may be available for an extra fee of $20 per hour if our housekeeping schedule allows, and must be arranged on the day of arrival or before.

Breakfast
Included with the night's stay is a sumptuous, full hot breakfast each morning. Complimentary beverages are always available on our second floor "solarium." There is also a refrigerator for guest use. Please be sure to share any dietary restrictions or allergies in advance. If we are not notified of issues in advance of check in, we cannot guarantee that our breakfast can comply with your requirements. We really want you to leave here happy.
Gift Certificates
Please be aware that we create our own Gift Certificates. We do NOT accept BedandBreakfast.com or BNBfinder.com gift cards.
Smoking
We are proud to be a non-smoking inn. Smoking is permissible on our large front porch or anywhere outside. Electronic cigarettes may be smoked outside but must be turned off if brought into the house. For the safety and comfort of all of our guests, we do not allow fireworks or incense burning in any of our guest rooms or on the grounds. Inn guests smoking in the house will be charged a minimum $200 fee and up to return any room to a non-smoking status.
Alcohol
Spencer House Bed and Breakfast does not hold a license to resell alcoholic beverages. Guests may bring their own, but for the safety and comfort of all of our guests, please drink responsibly.
Damages
While reasonable wear and tear is anticipated, negligent damages found to be the responsibility of a guest will be assessed and charged to the guest. Please report all spills and/or damages to the innkeepers promptly.
Parking
Off-street parking is located in the back of the house. Every room comes with one parking place. Street parking is also available however there are restrictions in place on Wednesday for street sweeping.
Pets
Sorry, we cannot accommodate pets except service animals. For those with allergies, please note that we have 2 Labradors who live in the owners quarters. They are not allowed in the guest areas of our home. Arrangements can be made for your traveling companions at nearby pet resorts.
